What a longer commute actually costs
Ten extra miles each way is roughly $3,400 a year in driving costs — about $40,000 of mortgage. How to price minutes against square footage.
"Drive till you qualify" is the oldest advice in real estate: keep heading out from the city until the prices meet your budget. The trade is real — the edge of the metro genuinely is cheaper — but almost nobody prices the other side of it. So let's price it.
The mileage math
The IRS put the 2025 standard mileage rate at 70 cents per mile — its estimate of what driving actually costs once fuel, maintenance, tires and depreciation are counted, not just the gas you notice at the pump.
Take a house ten miles farther from your daily life than the alternative. That is twenty extra miles a day, a hundred a week, and at around 48 working weeks roughly 4,800 miles a year. At 70 cents a mile: about $3,400 a year, paid in after-tax money, every year you live there.
The mortgage equivalence
$3,400 a year is roughly $280 a month. At a 7% rate on a 30-year loan, each $1,000 borrowed costs about $6.65 a month — so $280 a month services about $42,000 of loan. The farther house does not start saving you money until it is at least $40,000 cheaper, and that is before anyone's time is worth anything. The time math
Ten miles at commute speeds is ten minutes on a good corridor — call it twenty extra minutes a day round trip. Across 240 commuting days that is 80 hours a year: two full working weeks, unpaid, in a car. The Phoenix metro average is already 25.6 minutes each way (2024 American Community Survey), so "a bit farther out" routinely means joining the long tail of that distribution. Most people who regret a house regret this number, not the payment — the well-being research on where a commute becomes too long is unambiguous about it.
Where the trade shows up in the data
This is not abstract in Phoenix. Our employer pages put medians on it: the same 30-minute commute promise costs $425,000 near Banner UMC and $885,000 near Mayo Clinic. Proximity is priced — the only question is whether you price it too, or discover it one tank of gas at a time.
